Overview

House Clearance services

House clearance is for homes that need rooms, lofts, cupboards, garages or outbuildings cleared after a move, bereavement, tenancy change, sale or downsizing. We cover Greater Manchester, Merseyside, Lancashire, Cheshire, High Peak, West Yorkshire and South Yorkshire. The Waste Removers handle the lifting, loading and sorting to your brief, including bulky furniture, boxed contents and items that need to be set aside. Tell us what should stay, what can be reused where practical and what needs removing. Every completed clearance is documented with an invoice and Digital Waste Transfer Note, with photo evidence available for absent owners, families, agents and landlords. Across the business, we aim to divert around 95% of collected waste from landfill through reuse, recycling and responsible disposal routes.

Scenarios we handle

House clearance work can involve practical deadlines and sensitive circumstances. A landlord may need a furnished rental cleared after a tenant leaves, an executor may need contents documented before a sale, or a family may need help reducing years of stored belongings into clear keep and remove lists. We work room by room, keep agreed items separate and issue paperwork when the clearance is complete.

Probate and estates

Landlord resets

Furniture, bagged contents and bulky items removed after tenant move-out.

Downsizing

Unwanted furniture and household contents cleared while agreed items stay protected.

Absent owners

Written briefs, key access and completion photos for people who cannot attend.

Lofts and garages

Stored boxes, old furniture and household overflow reviewed for safe access first.

Pre-sale clearances

Rooms cleared before estate-agent photos, viewings or completion deadlines.

FAQs

Answers to common questions

Can you set aside keepsakes and documents?
Yes. We work to your brief, set aside photos, documents and personal items, and label anything you want to keep.
Can you handle a clearance after a bereavement?
Yes. Bereavement and probate clearances are handled at your pace, with keepsakes and documents set aside and remote arrangements available if you cannot attend. Our guide to sensitive house clearances on the blog explains how this work is approached.
How do you protect the property during a clearance?
We plan the carrying route, protect floors or doorways where needed, and remove bulky items carefully from rooms, stairs and shared entrances.
Can you clear lofts, sheds and garages in the same visit?
Yes, where access is safe and the contents are suitable. Tell us about loft ladders, low headroom, sheds, garages or outbuildings before quoting.
Can you work if I can't attend?
Yes. We can work from a written brief, use agreed key access, and send photo updates, an invoice and a Digital Waste Transfer Note when finished.
What happens to reusable items?
Reusable items are separated where practical, then suitable materials are sent through reuse, recycling or licensed disposal routes.
Do you clean up after the clearance?
We leave cleared rooms tidy after the load-out. Deep cleaning, pest treatment and repairs are not part of house clearance.
What cannot be taken as part of house clearance?
Hazardous waste, asbestos, chemicals, sharps, clinical waste, gas bottles, fuels, oils, liquid paint and suspicious materials are not taken as standard and must be raised before booking.
