Overview

Property Clearance services

Property clearance is for one-off clearances of storage units, lock-ups, shops, warehouses, managed premises, schools and institutional spaces. We cover Greater Manchester, Merseyside, Lancashire, Cheshire, High Peak, West Yorkshire and South Yorkshire for homes and businesses. The Waste Removers remove suitable non-hazardous contents such as loose stock, pallets, light racking, shelving, furniture, boxed items and WEEE by arrangement. This is not a domestic house clearance, demolition job or full strip-out, so fixed services and hazardous materials need to be identified before quoting. Completed clearances are documented with an invoice and Digital Waste Transfer Note, with photo evidence available for landlords, agents, facilities teams and education-site records.

Scenarios we handle

Property clearance usually starts with a space that needs handing back, resetting or making usable again. A storage unit may still hold boxed stock, a shop may have counters and display units to remove, or a school may need old furniture and shelving cleared from a storage room before refurbishment. Photos, access notes and a clear item list help confirm labour, disposal route and paperwork.

Retail units

FAQs

Answers to common questions

Can you clear a storage unit if I'm not there?
Yes. We can work from agreed key access or site contact details, follow your instructions, and send photos plus paperwork when finished.
Can you remove light racking and fixtures?
Freestanding racking, shelving, counters and display units can be removed where safe. Fixed electrics, plumbing, gas fittings, structural items and built-in services are not part of this service.
Do you handle fridges and IT/WEEE?
WEEE and appliances can be reviewed by arrangement when listed clearly before booking. They are recorded on paperwork and sent through appropriate disposal routes.
Can you clear school or nursery storage rooms?
Yes, where the job is a one-off clearance of suitable non-hazardous items such as furniture, boxed items, shelving or classroom equipment. Chemicals, confidential records and specialist items must be identified before quoting.
Is property clearance the same as house clearance?
No. Property clearance here means managed premises, storage spaces, shops, units, warehouses, schools and institutional spaces, not domestic house contents or probate-style room clearance.
How do you price property clearances?
Pricing depends on volume, weight, access, loading time and any restricted items. Send photos, a waste list and access notes so the quote can be confirmed before booking.
What paperwork is provided?
You receive an invoice and Digital Waste Transfer Note with The Waste Removers' carrier details. Photo evidence can be provided for landlord, agent, facilities or school-site records.
What cannot be cleared from a property?
Hazardous waste, asbestos, chemicals, sharps, clinical waste, gas bottles, fuels, oils, liquid paint, solvents, unknown drums, contaminated waste, large batteries and tyres are not taken as standard.
